Royal London FM contract

An integrated facilities management (IFM) contract with Royal London, the UK mutual life insurance, pensions and investment company, has gone to the FM firm Mitie. This is the first time the insurer has combined its FM services under one provider. An initial contract is for five years, with the option to extend for another two years.

The contract covers FM services across Royal London’s sites in Edinburgh, London and Wilmslow. Included is integrating Mitie’s remote monitoring into engineering services, to make sites more efficient. Sensors will monitor remotely how key infrastructure at each of the buildings, such as heating and lighting, are performing, alerting engineers to any potential issues for downtime and repair in good time. The system will also collect and analyse real-time data so that HVAC systems and thermostats can be set, to improve energy efficiency. An aim is to achieve at least a 10pc reduction in the estate’s energy consumption over the next five years. Mitie points to its new ‘Zero Carbon for Zero Cost’ service, meaning energy and cost savings are offset.

Sensors installed across the buildings, will collect data on workplace occupancy, towards seeing that office space is used most efficiently, such as reconfiguring layout. Mitie will provide engineering, cleaning, waste management, security, help-desk, and front of house services across the three locations. In what the FM firm calls a concierge-style service, staff will be responsible for a number of customer-facing tasks, ranging from reception services to portering, setting up meeting rooms and house-keeping. The contractor will roll-out its ‘Aria’ workplace engagement application, for Royal London’s employees to contact Mitie employees to highlight any issues on-site, such as AV connectivity problems in meeting rooms.
