Housing regeneration

Steel doors have been fitted to property in Brent, north London, managed by Origin Housing. The product fitted has been Delta Security’s Model 9 Steel doors. Origin has had the doors fitted elsewhere as a deterrent to anti-social behaviour (ASB) across other properties on the housing association’s books.

Origin Housing is a provider of affordable housing and care and support services in London and Hertfordshire. It owns and manages over 6000 homes and has a turnover of £45m. Delta Security has installed about 30 doors, replacing all communal front entrances and internal security doors. They have been installed with a fully isolated, digital door entry and fob, which allows tenants and caretakers only into the areas of the property that they are permitted.

Aaron John, Director of Echelon Consultancy is the procurement and asset management consultancy advising Origin Housing. He says that ASB was a significant problem on the estate: “Griffin Close required a high security door that would deter those wanting to vandalise and enter the property illegally and the Delta Model 9 door met our specification exactly,” he explains. “It has a very robust locking mechanism and despite it being extremely secure, it looks good and suits the profile of the building.

“It was clear that Delta had a clear understanding of how best to mitigate ASB, as well understanding the timescales and practicalities involved in installing doors with minimum disruption to residents.”

Both Aaron and Jacqui Jirapure, Senior Neighbourhood Manager at Origin Housing, were pleased with how the installation went. Jacqui says: “Delta communicated and liaised directly with all tenants to arrange convenient and practical installation times. Feedback from tenants has been very positive, saying no disruption was caused and this is testament to the consistently hard working and dedicated team.”

Aaron adds of the quality of the finished installation: “It is not just the quality of the product that stands Delta apart, but the workmanship was consistently of a very high standard.”

This work on Griffin Close is part of a wider scheme to regenerate the NW10 area. Dave Mundy, Operations Manager at Delta Security, says that the Delta 9 Door is playing an integral part in that regeneration: “The Delta 9 door is extremely robust, giving tenants confidence in their security, and giving Origin Housing the confidence to go ahead with redecoration works, knowing the best security is in place to protect their investment.”
